Facility Maintenance (Maintenance)
Essential Duties
Perform routine building maintenance tasks such as preventative maintenance on equipment, appliances, patching concrete, minor plumbing repairs, incidental wall repairs and painting, office furniture installation minor welding, light replacement, door adjustments, small tree removal. Maintain grounds for all seasons at the Service Center and off site locations and the equipment used in those tasks. Manage winter snow removal including performing snow plowing and spreading ice melt. Plan and coordinate fertilizer and herbicide applications to various HBPW properties. Perform equipment inspections, analyze and troubleshoot equipment and building system problems and make repairs or recommend solutions. Initiate and enter work orders and purchase requisitions as needed, and coordinate facility-related work with outside contractors. Assist in maintaining accurate record of all work orders, maintenance projects and preventative maintenance. Direct and instruct utility staff and seasonal employees as needed. Maintain a professional and positive attitude. Share in the daily workload and provide training and instruction to coworkers. Work with vendors and contractors in procuring parts, soliciting quotes and overseeing work projects, Operate job-related equipment such as backhoes, skidsteer, forestry mulcher and attachments, front end loaders, fork truck, aerial lifts, crane, various saws and snow removal equipment. Provide technical leadership and maintain quality standards. Respond to and assist with various customer service requests. Perform cleaning and painting on structures as needed. Perform all other tasks as assigned.
Essential Qualifications
High school diploma or equivalent. At least two years experience in landscaping or lawn maintenance. Ability to clearly communicate with and instruct other personnel as needed. Ability to operate various equipment, including front end loader, lawn mower, pumps, , and small hand tools, etc. Ability to carry out assignments with limited supervision. Ability to prioritize, delegate and oversee the work of others. Ability to understand and follow oral and written instructions, blueprints, instruction manuals and spec sheets. Valid Michigan Drivers License.
Preferred Qualifications
Effective workplace skills as demonstrated through WorkKeys assessments (Workplace Documents 4, Applied Math 4, Graphic Literacy 4).
Certification Requirements
Ability to obtain employer issued forklift operators license and aerial work platform permit within 30 days of hire. State Herbicide Certification or the ability to obtain within 6 months of placement into this position.
Physical Requirements & Working Conditions
Ability to physically travel to various work locations and perform essential job duties listed above. Ability to lift a minimum of 50 pounds and to climb vertical ladders. Work includes occasional exposure to fumes, odors, dust, dirt and/or contact with chemicals or toxins. Work includes periodic exposure to environmental hazards associated with electrical, mechanical and/or power equipment. Work includes occasional exposure to extreme hot or cold weather conditions.
